A look inside, not just at the outside
A proper service means taking the casing off, inspecting the burner, heat exchanger and seals, and checking the condensate trap, which on condensing boilers can block with debris and cause lockouts. The flue terminal outside is checked for damage or obstruction, and the combustion readings are taken with an analyser so we know the boiler is burning gas as it should.
We also look at the parts around the boiler that affect it: the pressure reading, any visible leaks on the pipework below, the expansion vessel charge where accessible, and how the controls are set up. Small issues found now are usually simpler to deal with than a breakdown in January.
Why annual servicing matters
An annual service helps maintain safe operation, supports reliability and may be required to keep a manufacturer warranty valid. How long does it take?
Most straightforward services take around an hour, but a boiler in a tight cupboard, a heavily blocked condensate trap or one that has not been looked at for several years can take longer. We will tell you on the day if the boiler needs parts or further work, and nothing extra goes ahead without your agreement.

No. A service checks boiler condition and performance; a landlord gas safety check covers the relevant gas appliances and installation safety requirements.
Can I book before winter?+
Yes. Booking before the busiest cold-weather period can help make sure your heating is ready when you need it.
Do I need to be home for the service?+
Someone over 18 needs to let us in and be around at the end so we can explain anything we found.
Will the heating be off for long?+
Only while we work on the boiler, usually a short part of the visit. It is back on and tested before we leave.
