The landlord gas safety certificate
Under the gas safety regulations, landlords must have the gas appliances, fittings and flues they provide checked every year by a Gas Safe registered engineer. The record of that check — often called the landlord gas safety certificate or CP12 — must be given to existing tenants within 28 days of the check, and to new tenants before they move in. Always follow the current official guidance from the Health and Safety Executive.

What is checked
Each relevant appliance is inspected and tested so that it is working safely and venting correctly.
Gas tightness of the installation
Burner pressure or gas rate against the manufacturer's data
Flue flow and the condition of flues and terminals
Ventilation and the safety devices on each appliance
If something fails
If an appliance is found to be unsafe we will explain why, label it in line with the industry procedure and, where it is dangerous, make it safe. You will get a clear explanation of what is needed to put it right, whether that is a repair through our boiler repairs service or a replacement.
Homeowner gas safety
Homeowners can also arrange a safety check for reassurance, particularly after moving home or where an appliance’s history is unclear. This is separate from routine servicing, although both can be discussed.
What to prepare

Keeping records in order
Landlords must keep a copy of each gas safety record for at least two years under current guidance. Booking the check a few weeks ahead of the due date makes it easier to arrange tenant access without running close to the deadline.

No. A gas safety check focuses on safety requirements; a boiler service assesses boiler condition and operation in more detail.
Do you cover properties outside Neath?+

Does the tenant need to be in?+
Someone needs to give us access to every gas appliance, the meter and the flues. Most landlords arrange a time directly with the tenant.
Can I have the check done early?+
Yes. Current guidance allows the check to be done a little before the due date while keeping the original expiry date; ask us and we will explain how it works.
