A boiler in the wrong place can get in the way of a new kitchen, an extension or a loft conversion. Moving it is often possible, but the new spot has to work for gas, water, the flue and the condensate pipe.

Can I move my boiler?
In most homes, yes. Boilers are moved into garages, utility rooms, airing cupboards, lofts and other rooms every week across the country. Whether your preferred spot works depends on a handful of practical points that Chris checks when he visits, rather than any blanket rule.
What the new location needs
A route for the flue to an outside wall or roof with enough clearance from windows, doors and boundaries
A way to run the condensate pipe to a drain, ideally inside the house so it cannot freeze
A gas pipe big enough for the boiler over the new length of run
Room to service the boiler, with access for an engineer to work safely
Safe access and lighting if the boiler is going into a loft
Moving the old boiler or fitting a new one
If your boiler is fairly new and in good order, it can sometimes be moved as it is, with a new flue kit for the new position. If it is older, most people take the chance to fit a replacement at the same time, because the labour of draining down, rerunning pipes and making good is much the same either way.
A move is also a good moment to change boiler type. Going from a regular boiler with tanks to a combi frees up the airing cupboard as well as the old boiler spot.
Timing it with other work
The tidiest relocations happen alongside a kitchen fit, extension or loft conversion, before the new units, plaster or flooring go in. Pipes can then be hidden in walls or under floors rather than boxed in afterwards. If you are planning building work, speak to us early so the boiler move fits around your builder.
What affects the cost
Distance from the old position, how many walls and floors the pipes have to cross, the flue route and whether the boiler is being replaced all change the price. Our new boiler cost guide covers the wider factors, and our main boiler installation page explains the survey.

Boiler Relocation FAQs
Clear answers before you arrange a visit.
Can a boiler go in a bedroom?+
A modern room-sealed boiler can be fitted in many rooms, including a bedroom cupboard, as long as the flue, condensate and access rules are met. Chris will check the specific spot.
Is moving a boiler a big job?+
It is more involved than a straight swap because gas, water, flue and condensate all have to be rerouted. How big depends on the distance and the walls in between.
Can I move the boiler into the loft?+
Often, if the loft has a proper floor, a fixed ladder, lighting and room around the boiler. The condensate route needs extra thought in a cold loft.
Will moving the boiler affect my radiators?+
The radiators normally stay where they are. Only the main flow and return pipes are extended to reach the new boiler position.
