What size boiler do I need is a question about output, not just the space the appliance occupies. The right choice depends on the heat your home loses and how you use hot water. Bedrooms provide context, but a three-bedroom house is not a complete heating specification. Separate radiator heating from tap-water demand before comparing combi and system options, and ask for the reasoning behind the proposed output.

Heat loss is the basis for heating output
Room-by-room heat loss considers the size of each room, its external walls, windows, roof or floor exposure, insulation and ventilation. A sheltered mid-terrace and a detached house can have different requirements despite sharing a bedroom count. An extension, changed glazing or upgraded insulation can also alter the demand since the previous boiler was selected.
The aim is to provide sufficient heat under the design conditions, rather than copy the number on the existing appliance. Ask whether the proposal is based on a heat-loss assessment and what assumptions were used. Heating demand should be considered alongside the temperatures at which the radiator system will operate. A boiler size calculator can offer an initial prompt, but it cannot inspect insulation, confirm dimensions or establish the condition of the installation.
Radiators and pipework affect the result
A radiator count does not establish the total heat requirement. Radiators vary in dimensions, construction and rated output, and their delivery changes with water temperature. The emitters must be capable of meeting the room demand at the intended operating conditions; choosing a larger boiler cannot make an undersized radiator emit unlimited heat.
Existing pipework, valves, circulation and balancing also matter. If one room is cold while others are comfortable, first investigate how heat reaches that room rather than assume the whole boiler is too small. Explain any planned radiator changes during the survey. The assessment should connect heat loss, emitter performance and controls, not treat boiler output as an isolated purchase decision.
Combi sizing must include hot water delivery
A combi heats domestic hot water as it flows through the appliance. Its hot-water output may drive appliance selection even where the home needs less output for radiator heating. Available delivery depends on the required temperature rise and incoming water supply, not just the advertised maximum power.
Consider shower requirements, bath filling and whether several outlets run together. The number of bathrooms is useful only when paired with realistic simultaneous use. A combi boiler for a large house is not automatically unsuitable, but neither can a high-output combi overcome a restricted incoming supply. Read combi boiler installation and ask about achievable hot-water flow under the conditions in your home. A best boiler for a three-bed house recommendation based only on bedrooms misses these essential questions.
System boilers and stored hot water
A system boiler normally works with a hot-water cylinder. Heating output, cylinder capacity and recovery need considering together. Stored water can help meet simultaneous demand where the installation is appropriately designed, but capacity is finite and outlet delivery still depends on its supply arrangement.
When asking how many kW of system boiler you need, discuss the assessed heating load and the cylinder requirements rather than add an arbitrary allowance per bathroom. Control arrangements and the intended heating and hot-water sequence influence the design. See system boiler installation for that option. A cylinder specification and a boiler output are related decisions, but one is not a substitute for calculating the other.
Bigger is not automatically more comfortable
An oversized appliance can meet peak demand while having difficulty reducing its output far enough for milder conditions or a small heating zone. That can contribute to frequent burner cycling, although cycling has several causes and does not prove oversizing on its own. Modulation, controls and system behaviour matter alongside maximum output.
A larger rating does not mean the boiler uses that maximum continuously, so running cost cannot be inferred from the label alone. Bills depend on demand, controls, installation and use. Discuss minimum heating output as well as maximum capability. The purpose is a suitable operating range, not simply the largest number available. No single size guarantees lower running costs for every household.
Need it sorted? Book a boiler installation assessment
Prepare the number of rooms, your hot-water routines and any planned building work. Mention insulation improvements, cold rooms and changes to occupancy. Accessible photographs of the existing boiler, cylinder and flue help begin the conversation without opening covers or entering unsafe areas.
Use boiler installation or the new boiler quote page to discuss a proposal. The quote form is available for your details. Ask the survey to explain heating output, hot-water performance and any radiator or control changes separately. That produces a more useful comparison than an online answer naming a size for every home with the same bedroom count.

Common questions
What Size Boiler Do I Need? FAQs
Clear answers before you arrange a visit.
How many kW should my system boiler provide?+
Base selection on the assessed room-by-room heating demand and the hot-water cylinder requirements. The control strategy and recovery needs also matter. A bedroom count alone cannot supply a reliable output recommendation.
Does a bigger boiler cost more to run?+
Not automatically. It does not operate at maximum output continuously. Demand, operating range, controls and system suitability affect consumption. Oversizing can contribute to inefficient cycling, but a larger rating alone does not predict the bill.
Is a combi always suitable for a three-bedroom house?+
No universal answer follows from three bedrooms. Incoming flow, simultaneous showers or taps and heating demand determine suitability. Discuss actual usage and expected delivery before choosing a combi or stored-water arrangement.
Can an online boiler size calculator replace a survey?+
No. It can organise initial information, but its assumptions may not match your insulation, heat loss or supply. A survey and design assessment check the circumstances that a brief questionnaire cannot establish.
