Every new boiler comes with a manufacturer warranty, but the length and the small print vary more than most people realise. Here's how boiler warranties really work, and the two things that keep yours valid.

What a boiler warranty covers
A manufacturer warranty is a promise to repair or replace parts that fail because of a manufacturing fault within the warranty period. It is not insurance against every breakdown: damage from sludge in the system, frozen pipes, limescale or poor installation is normally excluded. Think of it as cover for the boiler itself, not for the heating system around it.
Why warranty lengths differ
Warranty periods vary by manufacturer, by model within a range, and sometimes by who fits the boiler. A basic model might carry a shorter warranty while the same brand's flagship carries a longer one. Some manufacturers offer extended terms when the boiler is installed by an installer who has completed their training and registered with their scheme.
Because the terms change from time to time, treat any number you see in an advert as a starting point and read the manufacturer's current terms for the exact model you're considering before you decide.
Registration: the step people forget
Most warranties must be registered with the manufacturer within a set number of days of installation. If the boiler isn't registered in time, the warranty can drop back to a much shorter basic period. A good installer registers the boiler for you as part of the job and gives you the confirmation — ask for it and keep it somewhere safe.
The annual service condition
Almost every boiler warranty requires the boiler to be serviced every year by a Gas Safe registered engineer, and for that service to be recorded. Miss a year and the manufacturer can refuse a warranty claim, even for a fault that had nothing to do with servicing.
This is the single most common way people lose their cover. Booking your boiler servicing at the same time each year — and keeping the service record with your boiler paperwork — protects it.
What else can void a warranty
Common exclusions include damage from system sludge where no filter or clean was carried out, limescale in hard water areas, frozen condensate damage where the pipe wasn't installed correctly, and work carried out by someone who isn't Gas Safe registered. The installation itself matters too: a boiler fitted against the manufacturer's instructions may not be covered from day one.
Warranty vs guarantee
You'll see both words used. In practice, a manufacturer's written warranty or guarantee means much the same thing — a contractual promise with conditions attached. What matters is not the word but the terms: how long it lasts, what it covers, and what you must do to keep it. Verbal promises are worth nothing; get the terms in writing.
Questions to ask before you choose
When comparing boilers, ask: how long is the warranty on this exact model, does the length depend on who installs it, what must I do each year to keep it, and who handles claims — the manufacturer or the installer? The answers are often more useful than a headline number.

Boiler warranty FAQs
Clear answers before you arrange a visit.
How long is a typical boiler warranty?+
It varies by manufacturer and model, and sometimes by installer. Check the current terms for the exact model you're considering rather than relying on a headline figure.
Do I really need an annual service to keep the warranty?+
Yes, almost always. Manufacturers require a yearly service by a Gas Safe registered engineer, recorded, and can refuse claims if it's missed.
What happens if I don't register my boiler?+
The warranty can drop to a shorter basic period. Your installer should register it for you — ask for the confirmation and keep it.
Does the warranty cover sludge damage?+
Usually no. Damage from a dirty system is normally excluded, which is why a system clean and magnetic filter are part of a good installation.
